Compatible with Nature & Neighbors
Compatibility was paramount in the design of The Grow. Growing a new community on once rural land requires sensitivity to the surrounding area and a commitment to preserve nature over density. To achieve the goal of blending in without standing out, The Grow takes advantage of the existing natural landscape along Lake Pickett Road and South Tanner Road to create a 100 foot thick buffer between the community and roadways. Natural vegetation visually shields the development from passersby preserving the rural streetscape. A conscience decision to keep 100 feet of landscape for separation versus razing it for home sites demonstrates the priority of compatibility.
Residential estate lots, or “Farmettes”, with homes on the inside of the 100 foot thick natural vegetative buffer are up to one acre in area and measure at least 150 feet wide. This lot width is consistent with neighboring parcels just outside of The Grow. This ensures a comparable transition from existing nearby lots to new. And while adjacent newer communities have an average of 4 homes per community acre, The Grow’s residential density is just 2.49 homes per community acre. This modest ratio has significantly less impact on the land leaving expansive amounts of open space to maintain a rural environment and provide acres of common area for farm and garden inspired amenities.
By design, The Grow appears to have been part of the landscape for many years and everything else grew up around it.
The Farm & Gardens
The premier feature of The Grow is the 9 acre farm where a team of agriculturists manage and maintain the land to grow an array of foods for the community, farm-and-table restaurant, local vendors and more. The farm also serves as an educational venue for schools and social groups to attend programs created by the agriculturists to learn about plants, soils and farming techniques.
An extension of the farm are the community gardens. These gardens are integrated into the neighborhoods for residents to grow their own vegetables, fruits or flowers. Residents will have the educational support of the on-site agriculturists to help ensure their gardens flourish throughout the seasons.
Meandering throughout The Grow are edible walking trails. Hike through the community while gathering fruits, berries, nuts and more. Walking has never tasted so good or so informative as you learn about the foods along the trail.
Featured Amenities
At the heart of The Grow is an authentic wood barn where folks gather for social events, parties, meetings and even weddings. The rustic architecture and serene setting provides a relaxed atmosphere that is more country than club, and perfectly suited to celebrate any special occasion.

What’s a farm without a produce stand? The Grow holds weekly farmer’s markets at the town center for residents to buy and sell fresh goods from the gardens and farm. Visitors are welcomed to shop the market, meet the farmers and explore local boutiques and cafés at the town center. This will be a destination and event you’ll routinely want to attend.
Other notable amenities include an equestrian facility, neighborhood parks and an elementary school.
The Residences
Gracefully carved into the natural landscape are the residential neighborhoods that wind around ponds, lakes, wetlands and trails for a secluded rural feel. Mindful of the environment, The Grow is designed with 55% total open space which contributes to 7% less pavement than most new communities providing more green space which encourages residents to walk or ride bikes to the parks and community amenities.
